Buying a house with student loans was a very interesting experience. I’m proof that it's possible to buy your first home despite the student loan debt, but it can and will be tricky.
When I first started my first time home buying journey years ago, I thought I was ready. I had been paying down some of my debt, saving for my down payment, and had finally landed a job that paid a solid salary. I quickly learned that you can’t out earn debt and that your debt-to-income ratio is really what the lenders are paying attention to.
Despite that, I still moved forward with my (very low) pre-approved amount only to realize that I was limiting myself. If I didn’t get the debt together, it would impact me and the types of homes that I truly wanted. Fast forward to now, and the only debt I am carrying is my home. It feels so good but it took a LOT of work, sacrifice, and discipline.
In this video, I will discuss the 4 ways that student loan debt impacted my first-time home buying journey and how it can potentially impact yours if you also have debt. Share this with your first-time homebuyer friends as well.
